Local ground conditions
The ground problems Essex gardens actually have
Essex sits largely on London Clay and boulder clay, and clay behaves badly in both directions. In winter it holds water at the surface, so anything laid on a thin sand bed over undisturbed subsoil starts to rock, dip and green over. In summer it shrinks and cracks, dragging paving edges, fence posts and wall foundations with it. Any Essex landscaping job that ignores this is buying a couple of years, not a couple of decades.
The county is also one of the driest in the country, which surprises people who have just watched their patio pond. Low annual rainfall is exactly why new turf fails here: it is laid onto compacted ground that was never broken up, then asked to root through a dry summer it cannot survive. Then there is age and construction type.
